I  have a property that I am currently renting out.  The tenants aren't paying rent! What can I do?

Texas Property Code states that if you have a written agreement between you and the tenants then they are required to pay rent based on the agreement.  If they are in violation then the next step would be the eviction process which is handled through the court system.  This process usually can take up to 60 days to have them completely removed from the property.

I want to sign up for property management services.  What is the best way to do that? Also, will I get reports for tax purposes?

The best way to sign up is to call us or fill out the "Contact" information tab at the top and we will contact you right away to setup a consultation.  As far as tax purposes, we send out monthly statements as well as the proper tax forms at the end of the year.  You will always be able to access your account by clicking the "Owner" tab at the top of the page so you can view your documents.

 

Tenants

I  would like to pay my rent.  Do I have to come all the way to your office every time?

Of course not!  Simply click the "Tenant" tab at the top of the page and setup your account to pay online.  It's fast and easy!

I am worried about my A/C going out or a plumbing incident.  Is there someone I can call if there is an issue?

Of course! You can either call the phone number at the top of the page or go to the "Home" tab and click the "Schedule Maintenance" button in the middle of the page.  Someone will be happy to address any issues right away.

 

Realtors

I  have someone who needs property management.  I can just help them and collect money for them right?

Unfortunately not.  You need the proper insurance to cover yourself as well as the owner.  97% of the Texas Real Estate Commission complaints come from property management and the improper handling of owners and tenants.

I am a realtor and just don't have time for property management much less the head ache.  If I refer you one of clients do you give any type of incentive or referral fee? Also, what if they want to sell their property? Do you just take it?

We love our realtors, so yes!  We give a referral fee of 3X the management fee and we never keep a sale.  It's in our agreement!  Simply click the "Realtors" tab at the top of the page to register you and your client, and we'll take care of the rest!
